Hardwood Floor Installation & Refinishing in Albany County, NY
Your local hardwood floor company, based in Latham
Allwood Floors LLC has installed, sanded, refinished and repaired wood floors across the Capital Region since 2001, and our home base is right here in Latham. Albany County is where we do a lot of our driving, from city rowhouses to the newer neighborhoods in Colonie, Bethlehem and Guilderland.
Albany County homes, and what that means for your floors
Albany County has a wide mix of housing, and the floors in each kind of house tend to need different things:
-
City rowhouses and brownstones (Center Square, Hudson/Park, Pine Hills, the South End and similar older neighborhoods). Many of these homes have original strip or plank floors that have been sanded several times over the decades. Before a refinish, we check how much wood is left above the tongue, look for old nail holes and patched boards, and talk honestly about whether a full sand or a lighter recoat makes more sense.
-
Post-war and mid-century houses in Colonie, Latham, Loudonville, Delmar and parts of Guilderland. These often have oak floors hidden under carpet that clean up beautifully with a sand and refinish.
-
Newer homes and remodels across the suburbs, where homeowners are choosing between solid and engineered hardwood for kitchens, open floor plans and finished basements.
Seasons and humidity in the Albany area
Our climate is hard on wood. Humid summers make boards swell, and once the heat comes on in fall, indoor air dries out and boards shrink. That is why so many Albany County homeowners see thin gaps between boards in January that close up again by July. The National Wood Flooring Association (NWFA) recommends keeping your home between 60–80°F and 30–50% relative humidity year-round to limit that movement (NWFA, Problem Prevention: woodfloors.org/problem-prevention).
Common floor problems we see around Albany County

Seasonal gaps in older solid floors during heating season.
-
Worn-through finish in kitchens, hallways and entryways, where grit and winter salt get tracked in.

Cupping near basements, bathrooms or exterior doors when there is too much moisture.
-
Squeaks and loose boards in older homes.
-
Mismatched patches where walls were moved, or where a previous repair used a different species or stain.
-
Dull, scratched floors that may only need a screen and recoat, not a full sand.

FAQ: Hardwood floors in Albany County
Can the original floors in my Albany rowhouse be refinished?
Often, yes. It depends on how much wood is left above the tongue after past sandings. We check that during the estimate before recommending a full sand.
Why do my floors have gaps every winter?
Heated winter air is dry, so wood gives up moisture and shrinks. The NWFA considers gaps that open and close with the seasons normal. A humidifier that keeps your home at 30–50% humidity helps a lot.
Should I choose solid or engineered hardwood for my basement?
Engineered wood moves less than solid wood, so it is usually the better choice below grade. We will check moisture levels before recommending either one.
How long does a sand and refinish take?
It depends on the size of the job and the finish. Water-based finishes dry faster than oil-based ones. We give you a schedule with your estimate.
Do you serve the City of Albany?
Yes. We are based in Latham and work throughout Albany County.
